To maximise the price of your home, presentation is crucial.
Below you will find some useful tips to help present your property more effectively.

It will help if you make the effort to prepare and present your home so it is immediately appealing to buyers. We're not talking about a full-blown makeover or spending lots of money.

We recommend you make the effort simply because good presentation for sale is so often the difference between:

  • The house that sits unsold until you're forced to reduce its asking price.
AND
  • The house that sells almost immediately for near to the full price. It's really is that simple!

First impressions DO count. Most people make up their minds within a few minutes.

  • Pay particular attention to the outside and approach to your property.
  • Ensure that the garden is neat and tidy, weed the paths and boarders and cut the lawn.
  • Advise us promptly of any maintenance problems
  • Remove anything unsightly such as bins, rubbish etc.
  • De cluttering your house will make it look bigger. It will feel to buyers like a tidy, well- ordered place to live - Just what they want!
  • Replace worn or damaged carpets or flooring.
  • Re touch or decorate in neutral colours where necessary. People will change the decor but it's a big advantage if people can move in without having to do anything immediately.

  • Turn on all internal lights including table and floor lamps and under lighting in the kitchen to set a warmer scene.
  • During the winter months, ensure the house is warm and welcoming and that the central heating is turned on.

Clean your house from top to bottom, inside and out! Then do your best to keep it clean and tidy until sold. Cleaning costs nothing, but if the carpets and curtains could do with a professional "deep clean", it's well worth the money. Cleaning your house is possibly the biggest chore you'll face when selling, lots of people do it half-heartedly - all the better for you! If your house stands head and shoulders above your competition, you'll be the first to sell. Pay particular attention to the kitchen and bathroom. Kitchen surfaces should be clear of anything other than essential items.

  • A quiet house free of children and pets will be more welcoming to a prospective buyer.
  • Never forget that you're in competition against other houses for the attention of buyers.
